Timing does matter.

Most advice you'll hear about selling will be different, but there's one time of year most experts believe you should avoid when listing a home: wintertime. Around the holiday season there are fewer people looking for new homes — and fewer buyers means less of a chance your home sells quickly.

Springtime is commonly considered one of the best times of year to sell: buyers are ready for a fresh start, yards look lush and green, days are getting longer, and summer is approaching. But be aware other sellers have the same idea — there will be more competition on the market. Even the day a home goes on the market can impact the sale: studies have found homes listed on Thursday or Friday sell in the shortest length of time, at slightly higher prices.

Timing isn't everything.

Even if you've nailed the absolute best time to sell and done all you can repair-wise, there's one big mistake that can shoot all your efforts in the foot: pricing your home incorrectly when you first list it. The buyers who schedule showings within the first few days are the most interested, strongest prospects to purchase your home at top dollar — don't blow your chance!
